【Project Basic Information】


The G Building student dormitory project of Shenzhen Polytechnic is located on the eastern slope of the campus at No. 2190, Liuxian Avenue, Nanshan District. A new student dormitory building will be constructed, with a total construction area of 76,666.04 square meters, of which the above-ground construction area is 53,214.33 square meters. It specifically includes student dormitories, canteens and other supporting facilities, etc. The elevated floor is 4,917.25 square meters. The underground construction area is 18,534.46 square meters, specifically including civil air defense basements, etc. Outdoor projects such as roads and greenery.


The total investment of the project is 560,426,500 yuan. Among them, the cost of construction and installation works is 491.4428 million yuan, other construction-related expenses are 42.2967 million yuan, and the reserve expenses are 26.6870 million yuan. The source of funds is investment from the municipal government.

【Management Team


The company is equipped with project management personnel from various specialties and arranges professional technicians from water supply and drainage, landscape, road, cost estimation, geotechnical engineering and BIM to participate in the early project management work according to the needs of each stage of work.


To ensure the smooth and efficient progress of the survey and design, and to guarantee the quality control of the design results at each stage, our company immediately formulated specific project management goals upon entering the site, established and improved the project management system, clarified the job responsibilities of each department and position, decomposed the work content of project management, and formulated the work procedures and systems for the entire process of design management consultation. Formulate human resource plans for each stage and each position.


【Management Effectiveness


The project management team entered the site to start working on December 1, 2016. Due to the early initiation of this project, the project initiation, feasibility study application and other work have been completed before the entry. After the project management unit enters the site, it mainly focuses on the overall control plan, design scheme, geological exploration, and the preparation for the approval of the preliminary plan, etc., to carry out the preliminary project management work. The phased achievements and main time nodes of the previous project management work are summarized in chronological order as follows:


In December 2016, based on the current status of the project and the requirements of the construction period, the overall control plan for the preparatory work was compiled. In December 2016, the design plan was reviewed, and over twenty review opinions were put forward, with 90% adopted.


Since the project was launched, under the leadership of the Design Management Center of the Public Works Department, the level and quality of the pre-survey and design management work have been continuously improving. All departments of the head office spare no effort to cooperate and devote themselves wholeheartedly to various management tasks. A large number of effective design review opinions were put forward for the design plans and preliminary designs issued by the design institute. On-site supervision was provided in aspects such as topographic map measurement, geological exploration, and pipeline geophysical exploration, and reasonable suggestions were put forward, which ensured the smooth progress of the geological exploration fieldwork. After the completion of the preliminary design, the BIM team gets involved in the review to promptly correct and optimize the design. Urge and review the design unit to prepare the construction drawing production plan, and ensure that the design drawings meet the requirements of the overall project schedule. At present, the project has entered the pre-construction preparation stage.


【 Optimization Highlights


In April 2017, a design coordination meeting was held to determine the connection plan between the sports project and the basement (garage) of the G building student dormitory project proposed by our company. It brings great convenience to the completion and operation of the project and effectively reduces management costs.
