The construction project of Zhijiang Cultural Center in Zhejiang Province
The Zhejiang Zhijiang Cultural Center is located in the Zhijiang area of Xihu District, Hangzhou City. It is the leading project of public cultural facilities construction in Zhejiang Province during the "13th Five-Year Plan" period. Its overall positioning is to be a provincial-level comprehensive cultural center that integrates culture and tourism, combines public services with cultural consumption, and combines traditional culture with organic vitality.
The project mainly includes the new provincial library, the new provincial museum, the provincial intangible cultural heritage museum and the provincial literature museum, which will be developed into first-class landmark key cultural facilities in the Yangtze River Delta region and even across the country, as well as a golden business card of "Cultural Zhejiang". Among them, the library is positioned as a comprehensive, research-oriented and modern important knowledge and information hub in the province and the center of the regional library network. The museum is positioned as a showcase of Zhejiang's history and culture, guiding and leading the construction and exchange of regional public museums. The Literature Museum is positioned as a comprehensive provincial literary venue integrating a literary base, exhibitions and archives. The Intangible Cultural Heritage Museum is positioned as a living display and life experience center for Zhejiang's memories, highlighting the comprehensiveness, representativeness and exemplary nature of regional intangible cultural heritage protection.
The project is specifically implemented by the EPC general contracting party, and the entire process of engineering consulting is managed and cooperated by the party involved. The project mainly considers implementing BIM technology in the design and construction phases, and has formulated the "BIM Implementation Planning Scheme for Zhijiang Cultural Center", determining the application goals of BIM technology for this project and clarifying the main application points to be adopted.
At present, the application of BIM technology in the design stage has been basically completed. It mainly includes the BIM application in the preliminary design stage and the BIM application in the construction drawing stage. As this project was tendered with a proposal, the intervention of the full-process consulting party was relatively late. Therefore, this project strengthened the application of BIM in the early preliminary design stage, utilized BIM technology to assist in completing some design proposals and verified the design proposals. The following application points were successively completed: Analysis of the functional layout and circulation lines of cultural venue exhibition halls, roof elevation and pitched roof analysis, random window opening and shape analysis of the exterior facade, simulation analysis of safety evacuation in venue exhibition halls, simulation of air flow organization in stages and large Spaces, and simulation of personnel comfort, etc. Through the application of the above BIM technology, the design scheme has been optimized, the design quality has been improved, and it has been recognized by the owner.
The application of BIM in the construction drawing stage mainly adopted traditional application points, including model creation, pipeline integration, clear height analysis, and drawing verification, which played a positive role in guiding the actual construction of the project.
The achievements of the whole-process engineering consulting management are as follows:
1. Comprehensive management: The pre-approval and construction application work was completed on time, creating favorable conditions for the project to start on schedule.
2. Cost Management: So far, the review report is 68 pages long, including total price comparison, individual unit cost comparison, suggestions for missing items, market price comparison, review of main material and equipment prices, guidance on drawing adjustments, etc. The budget estimate has been approved in a timely manner, making contributions to the smooth progress of the project. Complete the market research on adding brands to steel bars and concrete; Complete the technical and economic analysis and comparison of the pile foundation construction plans (rotary pile, rotary drilling pile, rotary pile + punch pile). The bill of quantities and budget for the pile foundation and foundation pit support project have been completed. Currently, the bill of quantities and budget for the pile foundation and foundation pit support project are being verified with the EPC general contractor and the construction unit.
3. Design Management: A total of 247 preliminary design optimization suggestions were provided, covering areas such as architecture, structure, HVAC, decoration, electrical, water supply and drainage, curtain walls, etc. Participating in the optimization of pile foundations, the number of engineering piles has increased from 5,372 to the current 4,689, with a preliminary estimate of saving nearly 20 million yuan in costs. While conducting limit design, the usage functions and building standards required by the construction unit must not be reduced. The design quality should be strictly controlled based on the demands of the owner unit. The review of the already produced construction drawings was completed, and a total of 210 review opinions on the construction drawings were provided, covering various specialties such as architecture, structure, water supply and drainage, HVAC, and electrical.
4. Progress Management: Prepare the overall project schedule plan; Based on the overall schedule plan, prepare the annual schedule plan and the schedule plans for each specialized project. Prepare monthly progress plans based on the annual plan and the progress plans of each professional project. Form a weekly report every week and compare it with the progress plan. A daily report is formed every day to provide feedback on the design and construction progress. Establish a three-level early warning mechanism of yellow, orange and red, track and compare the progress plan. Once the progress plan deviates, promptly urge the construction unit to take effective measures to correct the deviation.
